I haven’t selected a site yet (I know that changes things) but I want to know what I can expect. How does the intial cost of a sustainable energy home typically compare with a less green option? This of course depends on a lot of different factors. But… for the most part it really doesn’t cost as much as many people think. Since you are building a home instead of trying to remodel a home it makes things much less expensive. Many people think that to be "sustainable" everything needs to be run entirely off of solar and will cost a fortune. This is very wrong. First you need to figure out where most of the energy in your home is going to be used. So if you can reduce the energy needed by the largest energy users you can almost elminate your energy bill. I am all for making things green. But to answer your question honestly, it is not cost efficient. And when I say that you will probably never pay it off with the cost of technology right now. Go to some of the major provider web sites and view advancements in technologies (BP, GE). This will give you an estimate. Do not go with no name companies, much more expensive in the long run, even though they may be cheaper initially. The best thing you can do to make your home more efficient, is turn off lights that are needed (biggest), don’t run the AC when nobody is home or put it on timer, get double paned windows, upgrade in insulation, have your AC checked annually by a certified professional, consider energy rated components through out the house. Turn off the computer when it isn’t in use. As far as other things you can do to your house. If you live in a high wind area, get a study done to see if wind power is worth it. In most cases it isn’t. If you are set on some form of green technology, consider a solar water heater. Though again, expect some additional maintenance on your home that you wouldn’t necessarily do (ie cleaning heater coils on your roof). Don’t get me wrong, green is good, I am all for doing what I can for the environment, but there is no magical solution to fixing the energy crisis right now. So we make do with the technologies that are worth doing right now and let the smart people work on bigger, better ones in the future. The major problem with technology right now is maintenance. There is no free solution, no matter what anyone says. For instance in storing electricity, you would need a bank of batteries to supply you house power. Since there is no such thing as an AC battery, which everything in your house runs on, you have to convert that over, that is fairly expensive. Yes you could probably make a AC inverter yourself with a kit from the internet, but after your house burns down I think you would have done more harm to the environment. Also just in maintenance in the battery system alone, is a lot of money. Batteries are terrible at staying alive for a long period of time, and they are expensive. And when they are dead they need to be disposed of, and personally I wouldn’t want that many batteries in my house if I had kids. They have a tendency to leak. Wind power unfortunately is the same way. It needs to be stored. A wind turbine (cost effective) is a dc generator, which can charge batteries directly, but you still have to convert that over to AC to run your house. And don’t believe anybody that tries to sell you an AC wind turbine. You will destroy every component in your house. It is possible not have the battery banks in your house, but you will you will be generating peak power at the point in the day when nobody is home. Yes it is possible to sell it back to the power company, but only if they let you with a formal contract and supply metering and you won’t make back as much as what people claim. Hopefully this gives you some insight in avoiding pitfalls when looking into modern day technologies. I know I will probably get some negative votes for having said all this, but it is the truth.

Much depends on why you want a sustainable home. If your ultimate goal is to do something positive for the planet, the best solution is to rehabilitate an older home, instead of building new.
